The Project Manager must have strong communication, job coordination, organizational and supervisory skills. Knowledge of a broad range of construction methods and techniques is integral to this role. The Project Manager must have a basic understanding of all trades relevant to the project and the ability to interact and communicate well with their crew and subcontractors. The ability to interact and thoroughly communicate with the client throughout the job is essential in this role.
Objective
On-site project management and supervision.
Supervise carpenters and subcontractors.
Order materials (coordinate with office staff) and schedule subcontractors.
Coordinate scheduling and details with the clients through JobTread and weekly emails.
Expedite timely completion of the work to maintain schedule and budget goals.
Ensure jobsite safety and enforce jobsite rules.
Maintain regular client contact for duration of projects.
Quality control.
Motivate, train and inspire the Production Team.
Position Responsibilities
Read and interpret paperwork, including all plans and specifications to fully understand the scope of work. Bring questions, discrepancies, and unusual conditions to the attention of the Redstart Team.
Discuss all requests for additional work with the client. You must understand change order procedure and ensure that all change orders are written up and signed prior to implementation.
Facilitate pre-construction meeting and all jobsite inspections. Coordinate with local building department inspectors and oversee final (end of job) inspections.
Maintain a daily job log in Buildertrend.
Responsible for scheduling subcontractors and deliveries.
Report absent subcontractors, disciplinary problems and problems with schedules to the Redstart Team.
Plan ahead for timely material delivery, subcontractor start dates and communicate this to the Redstart Team.
Responsible for end-of-day procedures, such as clean-up, weather protection and security. Must notify clients of any next day disruptions, such as utilities or construction inconveniences.
Provide for job safety for both clients, subcontractors, and our employees.
Maintain an organized field file that will include a complete set of plans, specifications, cost codes used on the job, construction documents, engineer's reports (if any), and job communications (memos, etc.). A job binder will be provided for this purpose.
Responsible for purchasing and ordering all job materials.
Plan ahead for timely delivery and use the vendor's delivery services whenever possible.
